Even in the shopping stage he wants to make sure that hell get paid.
Whats to stop the buyer from refusing to sign a contract with the
agent once the agent shows him a few houses?

So you get them to sign a contract before you even show them homes? What
percentage tell you no? In brief, what does the contract say and how long
are they obligate to buy only from you?
