Property Description:
located northeast of Conroe out Airport road to cedar lane to County line rd,
turn right for approx. 31/2 miles to Boggycreek.
From Conroe it is about 16 miles of a pleasant country drive out
past the airport and fairgrounds. 18 acres, configured as a
triangle, 960x1410x275x1225, straddling a creek that is
spring fed, has never run dry in known history, and is
especially widened out as it crosses my property. This gives
you about 4 acres of wetlands, which before the surrounding
area built out in 10 acre parcels was home to a chorus of
frogs and wood ducks. With fencing to keep out the
neighbors dogs I think they may come back.
Ive had it for 8 years and its paid for. There has been no
toxic burning or dumping in that time or before as far as I can
tell. Before that the land was undeveloped except for the
general pine logging that occured throughout this area in the
20s. It was logged again about 3 years before I moved on in
96, as best I can guess. Its coming back a lot faster now as
far as topsoil buildup and there is a great variety of trees ,
shrubs and herbs.
I have built a small cabin on the property that is unique and
fairly appealing but is unfinished. It is 16x32 with vaulted cieling from 10 to
12
feet. The front door opens from center end off of an 8x16
front porch of antique oak 2x4s from the sante fe railroad
cattle cars. The back wall, opposite the front door, 32 away,
is an array of 7 tall windows. The two side walls are also
mostly in windows, except for the bathroom on the left, where
the window is higher up, and the wall to the right which is
taken up by the bookshelf/desk and the closet. The view is
out the back into the woods with a small 10 pond near the
edge. It is a young forest with the pines beginning to
challenge the balance of hardwoods like oak and elm, bay,
holly and youpon. I once toured the property with a botanist
guy, a real native plant person, and he was amazed at the
variety of everything. I ran into a specimen of devils walking
stick once when I was lost. Thats one of the valuable things
about this property. Even if it is only 18 acres, there is still a
feeling of privacy and woodsiness that can get you lost a little
at first.
Another good thing is the county its in. San Jacinto is a poor county , which
means your property taxes are only about
165/yr. The residents petitioned to be included in the
Montgomery county school district however and the taxes run
about 300/yr.
The water system is not potable. It is from the creek. There is
a springfed, natural pond on the other side of the creek, a
120 long foot bridge away. It is seemingly very clean. Ive
never had it tested but I think it is, except for bacteria count
that is normal for a forest creekbed..
The roof is two layers of metal with the outside layer a good
quality, stylish product, the inside layer is recycled
corrugated. There is an extra set of runners in between. the
eves extend out 44 all down the sides, and 4 past the front
and the back.
The exterior is bare o.s.b. or wafer board. It is a composite of
epoxy and wood chips. the interior is also o.s.b. and they are
nailed 6o.c. and they are strong. The windows are framed in
2x10s, yellow pine.

All the neighbors are good, quiet, country people.

The slope is very good, not steep but strong runoff down to
the creek, about a foot every 20ft. There is no chance of
flooding within 425ft. of the homesite, at least. The creek is
about 450 away down the drive and then foot path. Even
when we had ove 6 inches in a short time I went down there
while it was still coming down strong and the creek had only
risen about 31/2. This allows you to live
close to a wetlands habitat without mosquito or water
problems. The area around the house is about 17ft above the
creek, maybe more. I have seen owls and big gray herons,
hawks,
turkeybuzzards and crow. Some deer and lots of possum,
coon and rabbit. I am working on improving the cabin and
gardens right now especially because I have decided to sell
and I want it to be as good as possible. Its really the kind of
land for a nature lover. Not someone who wants to bulldoze
and plant pasture. There are more than enough tracts like
that already. This is an important part of the watershed in this
region and a remaining remnant of a wetlands habitat that
courses through the nearby Sam Houston National Forest.
There is already a rich variety of plant species but I would
suggest that whoever buys this property continue as I have in
planting native plants that provide important habitat to
